10 Tips When Purchasing Real Estate | SecurityMatters
Buying that coveted piece of real estate could be the biggest purchase you will ever make in your life. Here are some tips to help you decide whether the property you?re eyeing is indeed worth purchasing.
1. Everything within easy reach
Most houses or condos are usually located in established and reputable neighborhoods. If you value time, you will want a supermarket, church, schools, hotels, and other cosmopolitan amenities including public transport all within easy reach. Consider lots in prime commercial business districts or posh subdivisions. Other choices must be within your desired lifestyle, such as those that are near white sand waterfront locations or? shopping malls, golf courses, mountain and jogging trails.
2. Location, location, location
This really dictates the value of the property especially in subdivisions around the metropolis. The same is true for condominium buildings. Whether for commercial or residential purpose, location dictates a property?s value. The economic activity within the area is also of paramount importance.
3. Budget
Your budget will dictate decision. Consider how much down payment you can afford or your equity. Moreover, do your math for mortgage capacity and the financing method you can afford and other ancillary loan charges that will be up-front considering your monthly/annual income and other expenses you or your family will have to allot.
4. Developer?s background
This is paramount considering that you will be parting with hard-earned money.? A well-reputed developer with an impeccable track record puts your money in good hands. A background check on the company and its real estate portfolio of finished projects are an excellent barometer of the reliability of the developer. These companies are expected to finish and turn-over the project to its buyers on time and at the agreed specifications.
5. Recreational facilities
Most subdivisions, especially condominium developments, are all provided with amenities to cater to your lifestyle.? These facilities may include outdoor and indoor swimming pools, Jacuzzi, fully equipped gym, children?s playground with wading pool, clubhouse, jogging path, artificial fishing pond, adjacent golf course, laundry service areas, convenience store, bookshop, DVD outlet, and the like.
These perks allow for spending quality time with yourself or your family. Choose a property that caters to the lifestyle you wish for yourself and your family.
6. House maintenance efforts
This is more popular for condo dwellers because you do not have to worry about your unit sitting empty for weeks or months. Somebody will take care of your unit when you are not there. For detached houses, service providers are also available in this everchanging world of realities. Condos are cheaper to maintain than detached houses.
7. Value for Money
Comfortable and enjoyable living is the greatest aspect to consider when purchasing a property. The high cost of maintenance makes you think twice if you really want to buy a house. You can buy a condominium unit where common area expenses are shared by all. Buying real estate is a great investment. It pays to be very cautious.
8. Sustainable green design
Most architects incorporate green design to houses and buildings either in the interior or landscape, providing visual and physical relief to dwellers. Sun shades and overhangs are expertly designed to mitigate the effects of sun and rain for weather protection. Natural lighting to minimize power consumption is primary to designers as well as green roofing and elevated gardens to produce more oxygen and filter pollution in the atmosphere.
9. Security and safety
Gated communities and complexes are secured developments. With the rising rate of crimes in the country, safety and security become of paramount importance. Controlled security gates, CCTV cameras, and even concierge services in condo buildings are features favoring urban living. The sense of security of these services have spread to subdivisions throughout the country. In most residential condominiums, the presence of fire detection and alarm system comprising smoke detectors, floor annunciators, and sprinkler systems, to name a few, makes you feel safer.
10. Leasable?
For investors, this is a build-up of their assets and higher return for their idle cash in banks. For personal users, it is a consideration if you need to transfer residence due to work or other personal reasons,
leasing your property is ensuring a return of your investment.

NEW YORK (AP) ? The NHL has kicked the ball back to the players' association in the form of another counteroffer as the sides play pingpong in the search for labor peace.
The proposal was presented Tuesday night in a 30-minute meeting that was long delayed as the league worked on its response to the union's counteroffer Monday. The NHL started this latest round of talks with a contract offer late last week.
That spurred negotiations to resume Monday after the sides spent nearly three weeks apart. They were back together throughout Tuesday in smaller groups before the main negotiating teams met briefly at night when the NHL made its new offer.
"They did make a comprehensive response to what we gave them," players' association executive director Donald Fehr said. "We asked a couple of questions. Now what we have to do is go through the document, try to make some sense out of it, compare it and see what the appropriate thing is to do next."
After reviewing the document later Tuesday night, Fehr planned to get back in touch with the NHL on Wednesday morning and expected to meet with the league for a third straight day.
"I am reasonably certain of it," Fehr said.
NHL Commissioner Gary Bettman declined to provide details of the league's latest offer, but said it addressed specific areas the union requested.
"There were certain things that the players' association asked for that we agreed to, there were some things that we moved in their direction, and there were other things that we said no," he said. "That's part of the process."
But it's a process that has limited time to be completed. Bettman said Monday the NHL has told the union a deal needs to be in place by Jan. 11 so a 48-game season can begin eight days later.
It is unclear how many issues still need to be resolved and how far apart the sides are in key areas.
"Nobody is counting," Bettman said. "We're not trying to keep score, we're trying to get an agreement."
Both sides agreed that it is a positive sign they are getting into a rhythm of talking and meeting and exchanging ideas on a regular basis.
"It is better to be meeting than not. I am not saying anything more about it," Fehr said.
The only way to bridge the gaps to a deal that would save the season is to keep working at it together.
"The fact that we're involved in a continuous process is something that I am glad to see, but we're clearly not done yet," Bettman said. "It's up to the players' association to come back to us now in response to what they have been given this evening."
Small groups from each side met and conferred by conference calls all afternoon about provisions of a potential collective bargaining agreement. A full meeting of the negotiating teams didn't begin until 9 p.m. and wrapped up relatively quickly after the NHL presented its counterproposal.
The afternoon sessions were more for informational purposes.
"Those were more technical," Bettman said. "There were a variety of issues where there weren't what I would call negotiations. It was understanding what each side was looking for, explaining what the issues were that were being discussed just to make sure there was a common understanding."
There is a little less than two weeks left to reach an agreement and hold one week of training camp before starting the season. All games through Jan. 14 have been canceled, claiming more than 50 percent of the original schedule.
The NHL is the only North American professional sports league to cancel a season because of a labor dispute, losing the 2004-05 campaign to a lockout. A 48-game season was played in 1995 after a lockout stretched into January.
The NHL was supposed to be celebrating its annual outdoor Winter Classic between the Toronto Maple Leafs and Detroit Red Wings on Tuesday ? the 108th day of the lockout ? at Michigan Stadium. But that game was canceled long ago along with the All-Star game.
When the sides met Monday, for the first time since Dec. 13, the union brought a condensed counterproposal in response to the NHL's 288-page contract offer. There were some discussions between the negotiators and some time spent apart in internal meetings.
It is still possible this dispute eventually could be settled in the courts if the sides can't reach a deal.
The NHL filed a class-action suit this month in U.S. District Court in New York in an effort to show its lockout is legal. In a separate move, the league filed an unfair labor practice charge with the National Labor Relations Board, contending bad-faith bargaining by the union.
Those moves were made because the players' association took steps toward potentially declaring a "disclaimer of interest," which would dissolve the union and make it a trade association. That would allow players to file antitrust lawsuits against the NHL.
Union members voted overwhelmingly to give their board the power to file the disclaimer by Wednesday. If that deadline passes, another authorization vote could be held to approve a later filing.
If progress in negotiations is made Wednesday, it seems likely that the union will let its self-imposed deadline pass with a disclaimer declaration.

Tobii REX brings Gaze eye-tracking tech to any Windows 8 machine
Tobii may not be a household brand name yet, but that doesn't make the company's eye-tracking technology any less impressive. At last year's CES we got an opportunity to preview Gaze UI, an interface that allowed us to navigate, zoom, select and scroll on a proprietary Windows 8-enabled laptop with just our pupils and a touchpad; this year, Tobii is introducing the REX, a USB-connected peripheral that adds these features to any Windows 8 PC. The device, slightly larger than a pen, adheres to the base of any PC monitor and can be integrated with other existing controls such as the keyboard, mouse or touchpad. Though this may sound quite similar to the PCEye launched in 2011, it's different in that the REX isn't intended for use as an assistive technology, so you'll still need to keep that mouse and trackpad around. Consumer pricing and availability haven't been announced, but Tobii plans to offer 5,000 units to consumers before the end of 2013; for developers, however, a special edition (seen above) should be available starting today for $995.

Ubuntu teaser counts down to January 2nd launch, hints at touch-based OS
"So close, you can almost touch it." The Ubuntu home page is currently dominated by a banner with that teaser, along with a clock counting down to 8AM ET on Wednesday, January 2nd. Our guess is that the pre-CES announcement may focus on mobile, with a touch-friendly interface possibly on the horizon. During a Slashdot Q&A in December, Canonical founder Mark Shuttleworth clued readers in on the company's plans to bring the OS to mobile devices, including smartphones and tablets, as part of a strategy to familiarize desktop users with the Linux-based operating system. While this week's announcement may fall in line with that objective, it's likely to be just one part of the equation, with 14.04 LTS not set to launch until April 2014 at the earliest. Either way, we have more than a day to go before Ubuntu's mystery is unveiled, so tune your browser to the source link below to join in on the countdown fun.
[Thanks, Brian]

A Look At The Art Of Portrait Photography ? Arts and Entertainment
Portrait photography is a creative form of art and needs patience, knowledge of lighting and other technical skills to make your good photograph for good memories such as Auckland portrait photography. Portraits have become a passion among the rich and famous who mount their portraits in ornate frames to give a distinguished look to the living rooms, bedrooms, stairways and hallways.
If you want to have you portrait done, who has a good rapport and knows how understand and capture the true personality of their subject. A professional portrait photographer should be aware of getting the right balance between all the elements and possibly provide the subject with the natural settings as the most positive character trait of a subject shows through in a comfortable setting.
Portraits can be best taken using natural light especially if the photographer is not too adept with creating the perfect studio effect/artificial lighting as it needs to be evenly distributed to prevent shadows around the face. It is also advisable to use light backgrounds to emphasize the subject as these are believed to lend more character to the subject, especially if a serious pose is required and if the subject is wearing a dark garment, which will show up best against a light backdrop. The wrong choice of a background can give off a very undesirable effect to an otherwise attractive person in a portrait photograph and thus, photographers must beware of indiscriminately using just any old background or even a cluttered one.
Speaking of succeeding in running through a portrait photo shot, the photographer must pay close attention to all things he or she may require for the event: e.g equipment, conversation starters, light beverage or snacks, music to help the subject relax etc. and treat the occasion with a professional but friendly approach to establish a natural trust and confidence in the subject for best results. Home Improvement Caddy: Tips for Building an Addition on Your ...
If you decide to put an addition on the property, its location will be critical. You must make sure you still have access to the back of the house or garden. Existing drains will need protecting and inspection chambers within the addition must be fitted with double-sealed covers.
If you are thinking of building on to any part of the house wall that incorporates a window, you may have to make special provisions for extra light and ventilation for the rooms affected.
Wood-frame addition
Building a wood-frame addition is the quickest way of getting extra living space, so long as the land is available. Once the foundations are in place it is relatively straightforward to erect the wall framing, add the roof and make the structure weatherproof before attending to the internal fittings. Building a single-storey addition is well within the capabilities of the experienced do-it-yourself builder, but it is advisable to leave two-storey work to a builder.
Brick-built addition
At its simplest, your addition may just be for a first-floor utility room. More complicated ones could involve adding on two storeys to accommodate extra bedrooms or a bathroom, with possibly a new or extended kitchen or an extra living room underneath.
A brick-built addition is an ambitious project. You have to prepare proper foundations and have skill in laying bricks, plastering, roofing and so on. If you are building a kitchen or bathroom, extensive plumbing and electrical work may also be involved. You might, there?fore, be happier to do the planning and the finishing off and leave someone else to handle the main construction work.
Purpose-built addition
If all you want from your addition is a comfort?able room for use in the warmer weather, then a sunroom would suit your needs. And double glazing will help make it habitable in colder weather. Unless you can afford a custom-made model, you will have to choose from the range of prefabricated options available.
The choice is between the modern and the traditional. The less expensive types have slim aluminum glazing bars, curved eaves and sliding screen doors to guarantee maximum sunlight. More expensive versions offer delightful repli?cas of period styles with delicate framing in timber or cast aluminum, often with traditional French doors and decorative finials.
Depending on the model, some companies give you the choice of either building the sunroom yourself (with the aid of comprehen?sive instructions) or of opting to have it built by the supplier or a franchised builder.
You can do some of the work yourself - for example, preparing the foundation and doing the final decorating - or you may choose to complete the entire installation job yourself. Pricing is flexible according to individual needs.
In order to gain the full benefit of the sun, it is advisable to build a sunroom on a south-facing wall. However, if there are other buildings or trees in the way, you may have to choose another, less sunny site.
Of course, you do not have to build a sunroom on the ground. You can construct it at second-floor level on to a suitable existing flat roof. This is a good way of creating extra space in smaller properties without the benefit of a garden. However, you must discuss your plans with your local zoning or building inspector first.
